    7. Electrical:

    Electrical Service:

    The building is served by three (3) 3,500 AMP, 120/208 volt, three phase, four wire services from Con Edison. The electrical distribution is comprised of a 120/208 volt conduit riser system serving the base building loads and three 120/208 volt bus duct risers serving the tenant loads. A 600 AMP bus tap switch is provided on each floor. Each tenant is directly metered by Consolidated Edison Co. Power-Densities per floor are as follows:

    8. Emergency Generator Provisions:

    An Allis Calmer Company Emergency Generator is located on the roof. The generator has a capacity of 125 kw at 120/208 volt, three phase, four wire, and serves stairs, emergency lighting and base building, fire/life safety systems and elevators.

    9. Temperature Range:

    Base building systems shall maintain average indoor dry bulb temperatures not less than 68 degrees F, whenever the outdoor dry-bulb temperature during business day hours is lower than 65 degrees F and not lower than 0 degrees F.

    Base building systems shall maintain average indoor dry-bulb temperatures no higher than 75 degrees F whenever the outdoor dry-bulb temperature during business day hours is higher than 65 degrees F and not higher than 95 degrees F, and the outdoor wet- bulb temperature does not exceed 75 degrees F.

    The building system will furnish an average of not less than .20 cubic feet per minute of outdoor fresh air per usable square foot of tenant area.

    The above performance specifications are based on an occupancy of not more than one (1) person per hundred (100) square feet of usable floor space and an office electrical load of not more than 5 watts per usable square foot.

    Building System:

    A/C systems for all tenant floors, except 22nd floor, consist of individual floor water, cooled, direct expansion packaged VAV units. For floor 22, cooling system will be either modular chillers with ceiling mounted fan coil units or ceiling mounted heat pumps with minimum fresh air ducted to each space. The base building system is a variable air volume system which permits the tenant to develop multiple zones in the demised space.

    Heating System:

    The building is heated by Con Edison steam. The base building heating equipment and circulation pumps are located in the sub-basement of the building. Heating is provided by perimeter fin tube radiation on all floors with enclosures.

    10. Roof Antenna:

    Antenna space is available subject to structural mounting limitations and adjacency restrictions imposed by other antennas.

    11. Sprinkler System:

    Building provided with 3" sprinkler rig floor control assembly at each tenant floor located in stair.

    12. Plumbing System:

    New ADA compliant men and women core toilets will be provided on each floor. One 2" cold water valved outlet will be provided at each core toilet for tenant as required and two vent and sanitary stack locations with 4" SPO and 4" VPO will be provided at each floor.

    13. Communication Capability:

    Vertical and horizontal spaces have been allocated to receive fiber optic communication facilities for tenant use. A vertical communication riser closet is available at each floor.

    14. Fire Alarm System:

    A state of the art analog addressable fire alarm system serves the building. The fire command station is located in the lobby concierge's desk and data gathering panels (DGP's) are located on every third floor throughout the building. The fire alarm system has sufficient capacity for tenant additions on unoccupied floors. Each floor is supplied with two speaker circuits, two strobe circuits, for ADA compliance (i.e. strobe lights), a door release circuit at each DGP and addressable loop for the addition of smoke detectors, heat detectors, etc.

    15. Hours of Building Operation:

    8am-6pm Monday thru Friday, except holidays.
